A Step-by-Step Guide to Shopping for a New Home

From pre-approval to closing day, here is the playbook every buyer should know before they start touring homes.

Start with the money, not the listings

Most buyers open a listings app first. The buyers who win in competitive markets do it backwards: they start with a written pre-approval. Knowing your true budget changes which homes you tour, how seriously agents treat you, and how fast you can move when the right house appears.

A pre-approval takes about a day with your pay stubs, W-2s, two months of bank statements, and a credit check. It costs nothing and does not commit you to anything.

Build your shortlist deliberately

Separate needs from wants before you tour a single home. Commute ceiling, school boundaries, bedroom count, and outdoor space are structural — you cannot renovate your way out of a bad location. Finishes, paint, and appliances are cosmetic and negotiable.

Tour at different times of day. A quiet street at 10am can be a cut-through corridor at 5pm.

Make an offer that can compete

Price gets attention, but terms win contracts. A clean offer with a solid earnest money deposit, a realistic closing date, and a pre-approval letter from a local lender often beats a slightly higher offer with shaky financing.

Your agent and your loan officer should talk before the offer goes in — the listing agent will call your lender to test how real your financing is. When they reach a person who knows your file, your offer gets stronger.

From accepted offer to keys

Once you are under contract, the clock starts: inspection within the first week or so, appraisal ordered by the lender, and underwriting in parallel. Respond to document requests the same day you get them — most closing delays are really document delays.

Three days before closing you receive the Closing Disclosure. Compare it against your Loan Estimate; the numbers should be close. Then it is a final walk-through, signatures, and keys.
